Marion sits on the north shore of Buzzards Bay, around Sippican Harbor, with the village and its historic streets close to the water and larger properties out on the necks and points. Buzzards Bay properties take the brunt of southwest winds and storm surge, so we plan for exposure from the start: salt- and wind-tolerant plantings, stone and paving set on bases that drain, and grading that keeps water moving away from the house. Work near the harbor, salt marsh or a coastal bank usually needs Conservation Commission approval, and we plan the schedule around that review from the first site visit.
